Site inspection and design

A team from MVIVO, including an architect and engineer, will conduct a thorough visit to your building site, take measurements and complete an extensive checklist.

Once we have collected all essential data along with the documents from the Council, we can start on the first design of your new villa. From planning the site inspection to the first design takes about 14 days.

Every MVIVO home design includes:

• Detailed briefing: incorporating all the data collected from the site inspection, providing a structured summary of your requirements, and establishing the resulting design philosophy.
• Floor plans: the technical drawing (to scale) depicting all floors in the building, illustrating the relationships between rooms / spaces, and their dimensions. We take great care in detailing every floor plan to give you a correct representation of reality.
• Photorealistic 3D visuals: set in the actual surroundings of your building site so you have a clear picture of what the house will look like once it is built. We include exterior and interior renders to give you a complete picture.
• The exact budget: calculated using our custom MVIVO calculation software and ultra-precise.
  You get a detailed overview of every aspect of your building and its associated costs.

A commercial project of larger scale or consisting of multiple units requires master planning. From project design and central amenity planning to branding and ROI calculation: it’s a much more extensive design. We drastically simplify this process for you by handling all aspects in-house.

MVIVO undertakes the masterplanning for (boutique) hotels, gated communities, company offices and mixed developments.

Every MVIVO master plan design includes::

• Site visit: same as for single villa’s, only more extensive.
• Master planning: shows and calculates for all building footprints, parking, landscaping, utilities, drainage, access, and setbacks.
• Project visuals: photorealistic 3D’s of the whole project and separate renders for the common areas.
• The exact budget: extensive and ultra-precise budgeting including all units, amenities, and project MEP.
• Positioning, branding and marketing approach: a first concept based on market demand and our own experience. We include an overview of the target market and propose minimum and maximum room / villa rates.
• ROI calculations: based on average occupancy rates at the proposed location and proposed room / villa rates, including monthly expenses. We calculate multiple scenario’s based on the local industry data.
