Modern and Luxury House Designs in Sri Lanka

Our house designs showcase modern and luxury homes created by experienced house builders in Sri Lanka, developed for different lifestyles, locations and plot conditions across the island. From compact urban houses to expansive two storey villas, every design is individually developed to suit local climate conditions, orientation and everyday living requirements.

Each MVIVO home combines contemporary architecture with careful spatial planning, clean lines, natural light and long-term performance. These designs are not off-the-shelf plans. They are fully custom architectural solutions, built to stay cool, quiet and comfortable in Sri Lanka’s tropical conditions.

To understand the thinking and specification behind these designs, you can review what is included in every MVIVO home. If you want to see how these designs come together during construction, you can read our process guide. You can also explore ongoing projects and completed homes where similar designs have already been built.

For a Sri Lankan family living overseas, we created this modern house design for a home in Wattala as a statement of simplicity and sophistication. They wanted something that felt international in style, yet easy to live in every day. The brief was clear: create a modern house design that is minimalist, practical, and timeless.

From the very beginning, the challenge was to balance functionality with bold aesthetics. The client requested a house that would feel private from the street, yet open and airy once inside. We approached the design almost like a piece of sculpture: white walls and black vertical cladding, sharp edges, and generous glazing. The result is a villa that stands out with quiet confidence.

The ground floor is centred around a carefully planned open layout. The entrance flows into the living and dining area, which opens directly to the garden through floor-to-ceiling glass doors. Natural light floods in, creating a strong sense of openness. A guest bedroom with a full bathroom makes the house flexible for extended family or visitors, while a dedicated mechanical and storage room ensures all technical systems are neatly organised. A covered carport has been seamlessly integrated into the design, becoming part of the architecture rather than an afterthought.

On the upper floor, the private wing holds three bedrooms and a TV lobby that doubles as a family living space. The master suite is a quiet retreat, with large picture windows framing views of the greenery outside. Minimalist detailing keeps the focus on light, shadow, and proportion: the qualities that make modern architecture timeless.

This home is proof that simplicity, when designed with care, can be powerful. It is a home that feels international in character, yet sits comfortably in Sri Lanka’s tropical setting.

This striking new MVIVO home design demonstrates how refined architecture can make the most of a narrow plot without compromising on comfort, privacy or presence. From the street, the bold cantilevered form and minimalist façade set a confident tone, offering both seclusion and sophistication behind full-height glazing and clean lines.

Our clients came to us with a clear brief: the layout had to follow Vastu principles, the house design needed to accommodate three car parking spaces, and everything had to fit within a compact, fully detached structure. At the same time, in keeping with the MVIVO standard, the design had to make an immediate impact. The result is one of our new house designs in Sri Lanka that turns heads the moment you approach the corner, effortlessly combining functionality and bold architecture.

Inside, the communal areas such as the living, dining and kitchen are located on the ground floor and open directly onto a private garden and composite-decked terrace. This seamless connection to the outdoors creates a fluid space for everyday living, quiet evenings or casual entertaining.

Private areas are located on the upper floor, ensuring complete privacy while also taking advantage of elevated views and natural light. The upper level feels calm and detached, with each room designed as a quiet retreat from the activity below.

As with every MVIVO home, the build quality and material selection meet European standards. The structure is fully insulated for optimal thermal comfort, equipped with central ventilation, expansive floor-to-ceiling openings and intelligent spatial planning. Luxury fittings, integrated data connectivity and energy-efficient systems come standard, reflecting our commitment to creating homes that perform as beautifully as they look.

Designing the ideal holiday villa on steep terrain is always a rewarding challenge for our architects. Balancing practicality, safety, and aesthetics, we’ve created an architectural house design for a home in Karagasthalawa, near Nuwara Eliya, now poised to begin construction.

For this project, openness was essential. The living, dining, and kitchen areas flow together seamlessly, forming one expansive space with uninterrupted views of the lush valley below. All private areas (including the bedrooms) are located on the lower floor, creating a deliberate spatial separation between communal and private zones.

A dedicated space at the rear has been reserved for a swimming pool, directly connecting to the upper-level communal areas. Perfect for relaxed family dips or informal gatherings, all while taking in the stunning views.

As with every MVIVO home, this residence will be built to our uncompromising standard, with all premium features seamlessly integrated. Expect full insulation and energy efficiency, expansive floor-to-ceiling doors and windows, central ventilation, comprehensive data connectivity, and luxury designer fixtures throughout.

Architecture doesn't have to be complicated. On the contrary, the best architectural house designs in Sri Lanka are deceptively minimal whilst respecting the logic inherent to the location.

The client had been compiling a mood board for their dream home for some time. They had saved quite a few images when they discovered MVIVO via Instagram and found references that closely matched with what they had in mind.

The plot they acquired was large and specific. While it faces a street at the front, peace reigned at the back. The client's desire to enjoy it to the fullest, with a fully glazed rear facade, was an opportunity we couldn't pass up. We opted for a U-shaped floor plan, creating an open terrace between the living and sleeping spaces.

While the ground floor is mainly used by the parents, the first floor is reserved for the children, providing privacy. When you enter the villa, you are welcomed into the lobby. From there on, you can follow the routes to the upper floor, the home office, and further to the shared living spaces, kitchen, and dining area. A very liveable and pleasant home.

Concealed within the Kandy highlands, this is one of our house designs in Sri Lanka that catches attention. A building plot amidst greenery overlooking the mountains. Clients with taste, with feeling, and a vision to design a contemporary bungalow-style residence offering an ideal retreat for complete relaxation.

It was a very specific design brief, especially the sleeping wing, which is quite extensive, with 4 bedrooms, each with an on-suite bathroom. The right wing contains the living spaces with a pleasant patio, providing a lot of outdoor living. The whole picture fits, with most attention rightfully drawn to the open landscape. And then you get this gem.

This house design demonstrates how simplicity and careful planning can create a timeless home in Sri Lanka’s tropical climate.

For a Sri Lankan family living in France and Switzerland, we designed this home located in the upper north part of Sri Lanka, Mullaitivu. Inspired by living in Western Europe, they requested a modern house design in Sri Lanka that is truly functional, ultra-modern, and beautifully minimalistic. But with one major factor to be kept in mind: “Design according to Vastu Shastra principles.”

We are not lying when we say that we all had a blast designing this family villa. Designing this house was like assembling a giant puzzle. Integrating ancient design principles into a modern envelope while maintaining stunning curb appeal. After many iterations, the result speaks for itself: A spectacular-looking villa full of creative solutions that reveal a beauty otherwise undiscovered.

In essence, the floor plan revolves around having a central entrance with a home office that fans out into different wings. On the left side, there is the open living, dining, and kitchen area with a patio garden. On the right side, we located the sleeping wing, with two bedrooms and a private library.

The upper floor provides a separate living and dining area, and three bedrooms. An extra view is created by a covered balcony. From the ground floor to the first floor, throughout the house, you have interesting views and a strong connection to the natural surroundings in which the family resides.

This MVIVO home was designed for a family seeking calm, clarity and control within the boundaries of a compact suburban plot. Rather than projecting outward, the architecture is composed to create a sense of enclosure and protection, turning focus inward to light, landscape and liveability.

The front elevation maintains a disciplined, linear expression, with soft landscaping, deep-set glazing and clean geometry. Behind this restrained façade is a carefully orchestrated layout that balances openness with privacy across two levels, demonstrating our approach to two storey house design in Sri Lanka.

Living and dining areas are positioned at the heart of the ground floor, flowing directly into the garden and pool terrace. Here, the experience of the home shifts from structured to relaxed. Large sliding doors open up to blur the boundary between interior and exterior, encouraging informal use of space throughout the day.

On the upper level, all bedrooms are arranged to maximise privacy and natural light. Each room opens onto its own balcony, reinforcing the idea of personal retreat. The overall rhythm of the layout is calm, measured and quietly luxurious.

As expected from every MVIVO home, the build quality is exacting. The structure is fully insulated and ventilated, fitted with high-performance glazing and constructed using European-standard materials and finishes. With intelligent space planning, integrated technology and enduring aesthetics, this home is designed to grow with the family it serves.

The architecture speaks for itself: straightforward, elegant, and requiring little explanation. It’s all about refined details and thoughtful composition, following the natural logic of its location and orientation. This house design is carefully oriented to maximise privacy, light, and outdoor living.

Architecture doesn’t need to be complex to be effective. This villa demonstrates how modern house designs in Sri Lanka can achieve remarkable beauty through simplicity. The layout of this three-bedroom villa respects the land, resulting in a space that is both functional and visually appealing, without unnecessary complications.

The orientation was key, and everything had to fit seamlessly. The design combines an open-plan dining and living area with private spaces like a gym and a master bedroom that flows onto a grand patio. Upstairs, a family room and two spacious bedrooms, each with en-suite bathrooms, create a highly liveable, comfortable home.

To enhance the experience of the front garden, MVIVO opted to shift the driveway slightly, introducing a gentle, meandering path. The varying levels add character and, in the evening, offer a stunning view of the illuminated villa, enhancing its welcoming atmosphere.

A sea of light in the city. This extraordinary villa in the heart of Colombo immediately captures your attention. This house design was shaped around light, enclosure, and a strong connection to the garden.

From the moment MVIVO visited the site, its potential was undeniable. "It was more than just a home; we knew we could elevate it," said the team. The beautifully enclosed garden, shielded by high walls with no outside view, was a key feature.

To enhance the ambiance and reflection within the home, MVIVO proposed adding a water feature. By integrating a pool, the garden transformed into an expansive patio-like space, seamlessly connecting indoor and outdoor areas. This subtle enhancement created a harmonious flow between the villa's interior and its lush garden, presenting a new design approach for city villas, where the demand for light and a sense of space is always high.

The result? A stunning five-bedroom family home. By day, the villa offers a simple, serene atmosphere. By night, the lighting brings a stronger, more dynamic presence. Yet through it all, the garden remains the focal point, drawing your attention the moment you step inside.

Building a timeless, refined home for a young family was the task we were given when the client signed up for the Site Inspection. We headed over to their land at a Primelands project, overlooking the lagoon in Negombo and strategically located near the highway exit and airport.

We designed a breathtaking modern minimalist home, ideal for private use or renting out. The villa features a master bedroom and walk-in closet with an attached bathroom on the ground floor, and three bedrooms, each with an attached bathroom, on the first floor.

Openness, airiness, and a variety of exciting spaces define this home. The main living room overlooks the patio deck for outdoor dining and the plunge pool. A separate entertainment room is included, and upstairs you can find a TV lounge with a connection to a common balcony overlooking the lagoon. All spaces are bathed in natural light, fostering a feeling of connection with the surroundings, where indoor and outdoor seamlessly merge.

Once upon a time, there was a family of three who dreamed of building their perfect home. They had learned from past experiences what they liked and, more importantly, what they didn't like. They came to us with a multitude of requirements, but one idea was central: "Design and build us a home that will stand the test of time.”

When designing the plan, apart from the basic requirements, we took into account the lifestyle of the owners, by integrating areas for their favourite leisure activities, for instance. The villa is purposefully divided to create openness while maintaining privacy. There's a focused area for the kids, a home office (as often required in a post-COVID world), and an entertainment room on the upper floor directly connected to the large balcony deck.

Upon entering through the main door, the villa reveals itself in stages. A staircase hall teases what lies behind, leading into the open-plan kitchen and dining area, and ending up in the light-filled living area with its floor-to-ceiling sliding doors facing the sizeable rear garden. It's a masterful composition that draws people into the experience.
Building is about making bold choices. Choosing beauty, smart design, and quality. Whatever home design you are looking for, we are here to guide you every step of the way.
