Many people search for “house construction cost per square foot in Sri Lanka”, but the truth is that homes cannot be priced accurately using a single square foot figure. Different spaces have different cost profiles. A square foot of bathroom costs far more than a square foot of living area, and smaller homes often are more expensive per square foot because essentials like foundations, roofing and MEP systems do not scale linearly.

The typical construction timeline for an MVIVO home ranges from 9 to 12 months, depending on size, location, and our project schedule. Once your custom design is finalised, we provide a fixed timeline in advance.

Not to sound cheeky, but what doesn't? A ‘traditional house’ in Sri Lanka and an MVIVO home have very little in common.
Traditionally, homes on the island are built with concrete and non-industrial bricks. All walls are single-layered, windows are simple wood with single glass, while a “roof” is a sheet. Nothing is insulated, and knowledge about integrating different parts of a building is lacking.
MVIVO homes, on the other hand, are built with 347 different (non-hazardous!) materials sourced in-house from around the world. All walls are multi-layered and fully insulated, with aluminium-framed double-glass low-E coated windows. Our houses are built by trained professionals adopting proper procedures and using the latest equipment. On top of that, we build homes that are move-in ready and packed full of features that are not available in the rest of Sri Lanka. We don’t supply air conditioners, kitchens, or general furniture. Everything else is included, and we have partners that can help you out with the rest.
We do, however, provide all necessary plumbing and electrical connections for the kitchens and all lines for the air conditioners, which we work into the wall so everything is nice and concealed.
Sorry to say, but no. MVIVO homes were designed through a collaboration of different European engineering firms over many years. Gathering the amount of know-how required would necessitate an almost impossible investment of time and money.
Even if you were to gather all the right people together, the home would cost about three times more. MVIVO as a company sources all materials in large quantities, which means we buy from overseas suppliers ourselves, eliminating the need for “middle-men”.

MVIVO homes are multi-layered and therefore more earthquake-resistant by design. Concrete would fail immediately under movement, while an MVIVO home can move along much more with the shockwave.
Every material used in your building adheres to the most stringent standards in the world: the European Standards (EN norms). When it comes to fire resistance, your interior shell is the most important. MVIVO homes are covered on the walls and ceiling with 12mm gypsum fibre board, providing a barrier that slows the spread of flames and smoke. When a building catches fire, most injuries and fatalities happen not because of the fire itself but the inhalation of toxic smoke and melted materials coming into contact with people. PVC as a material is notorious for creating toxic smoke and drip-off; that’s why we avoid it as much as possible, especially on the interior of your home.
No house is landslide-resistant. If the land goes, the house on top goes with it. That’s one of the reasons we do an extensive site inspection and check if the land is suitable for construction.
Absolutely not. Exposure to asbestos fibres is dangerous and can lead to the development of mesothelioma, an incurable form of cancer. Asbestos should be banned worldwide, as it currently is in over 50 countries.
Impossible is a big word, so let's say it's extremely difficult.
It would certainly take hours, if not days, for someone to break through the exterior walls or roof, assuming they bring industrial breaking equipment. As for the windows, they are made of two layers of 6mm toughened glass with a 12mm gap in between, which is as hard to get through (if not harder) as a solid wall.
All main and back doors we install are equipped with a 3-point locking system. Main doors have 'European safety locks', meaning once closed, they can only be opened from the outside using the house key. So even if you forget to lock the door, your home is still safe.
As MVIVO homes are built to Eurocodes and all materials used comply with the latest European Standards, the lifetime of your building is technically almost infinite. Realistically speaking, with proper maintenance, your building will remain in good condition for the next 300 years without the need for any repairs to the core structure. However, some items require more regular attention. For example, the top layer of your roof will need replacing after 30 years, and after 50 years, it is advisable to replace all electrical items in your home.
Absolutely! Every MVIVO home comes with a 20-year structural warranty.
Even better, every MVIVO home is custom-designed, and no two are the same. Your new home has to reflect your own lifestyle and needs, designed to fit the land while taking privacy into account. A home is always integrated into its surroundings, and every land plot has its own limitations. Before starting the design of your new villa, a team of MVIVO (architect, engineer, etc.) needs to visit your land plot to verify certain measurements and go over an extensive checklist. With the information gained from the Site Inspection and the documents obtained from the Council, we can design a home that fits your land, taking all legal and on-site limitations into account.
No, MVIVO only builds new homes. As we specialise in highly efficient homes, it is impossible to bring existing houses in Sri Lanka up to modern standards. However, we have had clients contact us about home renovations and end up rebuilding because the future cost savings on energy and maintenance make sense. Yes. MVIVO assists with all permits and approvals, and our in house team guides you through the full process.
Yes and no. Completed houses are handed over to our clients. As we respect privacy regulations, we don’t take anyone to homes that are lived in. What we can do, however, is take you for a tour of a project that is close to completion. Be aware that this needs to be planned some time in advance as the site will need to be temporarily halted for your own safety. For all the reasons above, we only allow visits for clients that are in the final stages of their own house design.
